18 Chatham sells $430,000 over the list price

The recent closed escrow and sale of 18 Chatham was one of the more impressive home sales we’ve seen in Manhattan Village in a while.  This  Plan 2 “Estate” home (single family) at 18 Chatham was listed for $2,395,000 and sold at a pretty stunning $2,825,000.   Homes selling for over asking isn’t unusual in this market but this home sold for $430,000 over list price….and for a home that was pretty much of a cosmetic fixer.  The home is at the end of a cul-de-sac and near one of the community pools whice is certainly an appeal, and due to the location it has some nice open spaces close by and a 3 car garage as a bit of a bonus.   The plan 2 offers 3 bedrooms and 2 baths with approximately 2,600+ square feet (buyer to verify…original builder plans showed 2,445).    This layout offers some spacious areas with separate living and family rooms and large dining room.

Estate Home the Only July sale in Manhattan Village

The latest sale in Manhattan Village was 24 Westport which closed in July at $3,100,000.  You may remember this home as it sold in 2019 for $2,700,000 and shows just how solid the market has been over the past 2 years.  $400,000 in 2 years isn’t bad!

Rarity in Manhattan Village – Two of the October Home Sales were Single Family Estate Homes

We don’t see all that many estate homes sell in Manhattan Village so it was a rarity to have a month in which two of the 3 closed home sales in this gated community were single family homes.

One of the sales was an extremely rare custom remodel that offered 6 bedrooms plus an office and approximately 3,500 square feet. The home was located at 13 Westport and sold off market at $2,675,000. The home was represented by Lynne Lear of Strand Hill Christies International.

The other estate home sale was a slightly different story as it had been on and off the market for almost a year. 28 Westport offered 4 bedrooms, 2 1/2 bath and approximately 2,778 square feet. It sold $2,340,000 after having originally been priced at $2,800,000 in January of 2020. The home was listed with Elizabeth Snyder of Keller Williams Realty
