Welcome to the Manhattan Beach real estate market recap for January 2025. While the number of homes was unsurprisingly down from previous months…..the average home price was INCREDIBLE.
There were 20 sold homes in January compared with 21 in December, 25 in November and an impressive 42 in October.
The home prices in Manhattan Beach were nothing short of amazing. The average asking price of the homes that sold was $5,343,400 with the average sold price at $5,323,450 compared with $3,292,631 in December and $3,327,260 in November..
The average price per square foot was $1815 dramatically up from $1,378 in December, $1251 in November.
Homes averaged 54 days on market before going into escrow with a median of only 23 days.
Of the 20 home sales, 9 were in the Manhattan Beach sand section, 3 in the tree section, 3 home sales in the hill section, 1 in the gated community of Manhattan Village with 4 in east Manhattan Beach.
