28 Chatham continued an impressive run for single family estate homes in Manhattan Village.  The usually rare estate homes have seen 2 sales already this year, one in escrow and another on the market.

The home was listed by Ed Kaminsky & Miguel Gurza of eXp Realty of California.

28 Chatham was listed at a pretty significant price of $3,649,000 and sold for $3,592,500.  We thought it was a bit overpriced when listed but the sales price indicates they were pretty spot on.

The home was a 3 bedroom plan 3 with a bonus room that could be converted into a 4th bedroom.  The home is located on the beginning end of a cul-de-sac and one of the neighboring homes at 19 Chatham just recently sold for $3,270,000.

The home was in nice condition but many of the design elements are unlikely to appeal to most buyers these days so there is likely some work to be done by the new owners. 

The home offered a good size backyard, but most of the area is takien up by the pool and spa. 

Based on the tax records this appears to be the first time this home was on the market since built in 1984.
