Well if you’re a home buyer in Manhattan Village it’s been nothing but waiting.  There has been nothing new on the market for months and the only home currently for sale…..doesn’t appear to actually be trying to be sold.

The 2 most recent listings hit the market in May…..and here we are in almost November.  The year started off very strong with 11 homes selling in the first half of the year….then the listings simply stopped hitting the market.  This is compared with:

• 18 homes sold in 2025
• 14 homes sold in 2024
• 16 homes sold in 2023
• 13 homes sold in 2022
• 31 homes sold in 2021

It’s not the overall Manhattan Beach real estate market that is slow as there are currently 70 homes for sale in the small coastal community.

We are certainly hoping that some homeowners consider selling this year as the record low inventory means some pent up demand for certain.  The slower condo and townhome markets elsewhere isn’t being felt in Manhattan Beach so it’s a good time to sell a house in the gated community.  Let’s hope a few homeowners agree.
