29 Closed Escrow during the month

March 2024 was a good month for the real estate market in Manhattan Beach California…..let’s take a look.

There were 29 sold home during March compared to 19 in February and only 13 in January.  It was a very solid month in terms of the number of homes that sold.

The average “listing” price was $3,083,690 with the average sold price at $3,032,779.  This was a healthy drop from $3,455,043 in February but pretty much on track for the market and similar to previous months.

Homes averaged $1,336 per square foot which was similar to previous months.  Homes averaged  a  lengthy 70 days on market before going into escrow although the median was a brief 22 days on market..

Of the 29 homes that sold, 6 were in the Manhattan Beach sand section, 6 in the tree section, 1 in the hill section, 1 home sale in Manhattan Village and the rest in east Manhattan Beach.

The home that sold in the gated community of Manhattan Village was an off market (only put on the MLS after it was in escrow) 2 bedroom court home at 20 Monterey Court that sold for  $1,501,000.
