Manhattan Beach Real Estate December by the numbers
21 homes closed escrow at an Average Price of $3,292,631
December was a down month both in terms of the number of homes that sold as well as the prices that they sold for. That bucked the trend a bit of other South Bay cities that actually saw an increase.
That said the influx of buyers from the unfortunate fires will most defintiely dramatically increase demand.
The average asking price of the homes that sold was $3,369,810 with the average sold price at $3,292,631.
December 2024 saw 21 sold homes in Manhattan Beach compared with 25 in November. None of the homes that sold were in the gated community of Manhattan Village.
The average price per square foot was $1,378 which was up from $1,251 in November but down from earlier months.
Homes averaged a fairly lengthy 49 days on market before going into escrow.
Of the 25 home sales, 8 were in the Manhattan Beach sand section, 8 in the tree section, with the rest in east Manhattan Beach.
