Welcome to the real estate recap for home sales in the coastal city of Manhattan Beach CA. Overall is was a slower month in terms of the number of sales but the prices were impressive to say the least.
The 24 homes that closed escrow during February was down from normal but an improvement over January which saw only 17 homes sell.
Two of the 24 home sales were in the gated community of Manhattan Village. One was a plan 5 single level townhome located at 8 Dover that sold way over the list price at $1,770,000 and the other a multi level townhome at 10 Dover. Both happened to be the 2 lowest priced home sales in Manhattan Beach during the month.
The average “asking” price was a pretty incredible $4,018,917 with the average sold price at $4,067,648 meaning that homes generally sold above the original list price indicating that it is definitely still a sellers market. The average price per foot was $1,568 and avera days on market was 37
