It was an expectedly slow month in terms of the number of home sales in Manhattan with 13 home sales compared with 19 in December. December is generally the slowest moth of the year so fewer homes going into escrow in December means fewer homes closing escrow in January.
The average “list” price of the homes that sold was $3,256,692 with the average sold price at $3,097,562.
The average price per square foot was $1520 which was almost identical to November. Homes averaged a pretty lengthy 71 days on market before going into escrow.
