April 2020 Home Sales in Manhattan Village and Manhattan Beach
Manhattan Beach home sales seemed to have a pretty solid month in April despite the coronavirus slowdown. There were 23 homes that sold during the month.
Only one of the homes that sold was located in Manhattan Village and was a court home at 14 Bermuda Court which closed at $1,160,000 and had been listed at $1,125,000.
The median list price was $2,999,000 with a median sales price of $2,900,000 indicating a continuing demand and seller’s market. The average price per foot was $1338.80 and the average days on market was 67 (median days on market was a very short 12).
***UPDATE***14 Bermuda Court just recently closed escrow at a sales price of $1,160,000.**
It didn’t take long for the new listing at 14 Bermuda Court to go into escrow. Listed for $1,125,000 this Plan 2 court home went into escrow after only 11 days. The plan 2 offers 2 bedrooms, 2 1/2 bath and a little over 1,500 square feet.
14 Bermuda Court was a very nicely upgraded townhome with beautiful hardwood floors, recessed lights, upgraded kitchen and more.
Manhattan Village enjoyed a very strong real estate market in 2019 with 15 on market home sales. The median list price was $1,595,000 and the median sold price was $1,590,000 indicating a very strong seller’s market. This was compared to 21 home sales in 2018 at a median sold price of $1,338,000. Of the 15 home sales in 2019, 4 were court homes, 8 townhomes and 3 single family estate homes.
There have been very few single family “estate” homes on the market in Manhattan Village for the past few years. There were only three Estate homes sold in all of 2018 and so far in 2019 there has only been one home that has sold. Thankfully there’s a new listing at 24 Westport which is priced at $2,700,000.
While there have been a pretty healthy number of homes on the market in Manhattan Village over the past 12 months, single family estate homes have been a rarity. A plan 2 estate home at 44 Village Circle came on the market earlier this year but was also for lease and was pulled off of the market as a for sale property after only 4 days.
