The latest  home sale in the gated community of Manhattan Village was definitely a cosmetic fixer.  The plan 3 court home was located at 32 Cayman Court.    It appeared to be fairly well maintained but this one is in absolute original condition.  We would say it was straight out of the 70s but it was actually built in the late 80s.

Manhattan Beach Real Estate Update – March Home Prices

It was another incredible month for the number of homes that sold in Manhattan but especially the home prices.  Let’s take a look at the homes, townhomes and condos that closed escrow in Manhattan Beach in March.  The number of homes that sold increased a bit with 28 home sales in March compared with 24 closed sales in February.  The average “list” price was an impressive $3,530,925 with the average sold price at $3,581,913 meaning that homes generally sold above the original list price. The average price per foot was $1448 and median days on market was a very brief 9 days before going into pending status.  The average days on market was 26.  See how this compares to other months on our Manhattan Beach real estate trends and statistics page.

Two of the 28 home sales were in the gated community of Manhattan Village. The lowest priced home sale of the month was a 2 bedroom court home in Manhattan Village located at 14 Monterey Ct that closed at $1,325,000.

The latest home sale in Manhattan Vlllage was a nicely remodeled Plan 1 Court home located at 14 Monterey Court.  This multi level home had been nicely remodeled with coastal inspired kitchen and a bright and clean look.  14 Monterey Ct offered a nice outdoor patio overlooking a spacious grass area.

The previous Plan 1 sales were at $1,299,000 for 4 Bermuda Ct, $1,359,000 for 30 Monterey Ct and $1,325,000 for 17 Cordoba Ct.

Manhattan Village’s Only Home Sale in August – 1 Tiburon Court

Manhattan Village saw only one home sale during the month of August but it was sold at a big number.  1 Tiburon Court was an updated plan 4 court home that was listed for $1,898,000 and sold at $1,970,000.  That was a big number given that the last three plan 3 (been a while since a plan 4 sold) units with similar specs all sold in the 1.4M – 1.5M range.
