One Home Sale in Manhattan Village in August – 11 Tiburon Court

The only home sale of the month in Manhattan Village was at 11 Tiburon Court.  This was a beautiful plan 3 court home that had been extensively remodeled and upgraded and also offered nice gold course views.  The home was listed at $1,699,000 and closed escrow at $1,665,000.

Manhattan Beach Sold Homes and Property Prices for August

August Home Sales in Manhattan Beach

August was another great month for home sales in Manhattan Beach with 48 on market home sales. That was the highest number of sales in the past few years.

Only one of the homes that sold was in Manhattan Village and that was a 3 bedroom 3 bath Plan 3 court home at 11 Tiburon Court that sold for $1,665,000.

The other numbers were also impressive with the median “list” price at $2,957,500 and the median “sold” price at $2,865,000 indicating a softening market in terms of pricing but still a strong seller’s market. The average price per foot of the sold homes was $1158 and the average days on market was 75 but the median was a short 31.

What’s Happening In Manhattan Village Real Estate?

The real estate market in Manhattan Village has remained solid through 2020. There hasn’t quite been the dramatic slowdown in April and May that just about everywhere else experienced and there hasn’t quite been the frenzy that everywhere else seems to be experienced either. Steady would be the description.

July’s Home Sales in Manhattan Beach

View the homes that sold and property prices in Manhattan Beach during July 2020.  It  was an impressive month for both the number of home sales as well as home prices in Manhattan Beach.  There were 49 closed home sales which was  a big number.  compared with the slower months of the spring which were basically half of that number.  The median “list” price was $2,310,000 and the median “sold” price was $2,250,000 indicating that homes were still selling fairly close to their asking price. The median price per foot for the month was $906.45.  The average days on market was 57 but the median days on market was a very brief 24.

Only one of the home sales was in Manhattan Village and was located at 7 Nantucket Place.   It was a 2 bedroom townhome that sold at $1,507,000!!!
