There was a slight slowdown in home sales this year primarily due to the lack of active homes for sale in November. Overall there were 35 closed home sales in December 2021 compared with 45 in December of 2020. The median sales price was $2,680,000 which is low for Manhattan in recent months. The median “sold” price was $3,438,000 and the average days on market (DOM) was 25 before homes going into escrow. The average price per foot was $1,493.
